The first step is scheduling the inspection, signing the agreement, and making the payment. Next, prepare for the inspection! To prepare a home for inspection, all access points need to be clear from blockages, including but not limited to crawl space access, attic access. electrical panel and HVAC access. Ensure under cabinet plumbing is easily visible by minimizing cabinet items. The home should be picked up to maximize the inspector's ability to perform the visual inspection, furniture and other items will not be moved.
When purchasing a home, you may be unsure of which inspections you need. Some insurance companies will require certain inspections, and some loans will require specific inspections as well. Before booking your inspection, speak with your lender, insurance rep, and real estate professional to ensure you schedule the inspections you need.
Reports are provided on the same day the inspection is completed. In most circumstances the report is sent during the evening following your appointment, in some cases it will be sent immediately following the inspection.
